ANTRIM DELLS GOLF COURSE REAL ESTATE DEVELOPMENT
Antrim Dells Golf Club is a family owned and operated
public 18 hole championship golf course, offering panoramic
water views of Grand Traverse Bay from the vintage cedar
clubhouse. The golf course is located on U.S. Highway 31 in
Atwood, right in the heart of one of Northern Michigan's
favorite vacation areas close to several lakes, golf
courses, and ski resorts. It is conveniently located
approximately 35 miles North of Traverse City and only 12
miles south of the quaint vacation destination of
Charlevoix, MI.
The golf course was designed by Jerry Mathews, who was
recently inducted into Golf's Hall of Fame and is a famed
golf course architect. It was first developed as a nine hole
golf course around 1974 and the second nine holes were added
in the late seventies. As Jerry Mathews states so well:
"As the golf course architect of Antrim
Dells,
I've always considered this course one of
Northern Michigan's true hidden gems of golf."
Antrim Dells was a former co-host of the Michigan Amateur
for many years in the early eighties. Over the last six
years, the course has been rated by Golf Digest's "Places to
Play" as a four star golf course with numerous favorable
comments. Antrim Dells continues to earn high acclaim as an
affordable, challenging, tough but fair 18 hole golf course
in a beautiful Northern Michigan setting.
The Antrim Dells Golf Course Development is situated on
approximately 400 acres
(200 acres of which the golf course sits upon and another
200 acres around the golf course perimeter.) Over the last
thirty years there has been only a handful of homes built
around the golf course and a few 10 acre parcels sold in
outlying areas around the golf course to private owners,
otherwise, it is still under-developed and prime for the
development that we are proposing. The reason for the
clustered housing concept in planning, was to prevent
over-developing the golf course. We did not want to lose the
serenity that we are known for and which is the reason so
many people come to Antrim Dells to get away from the highly
developed golf courses of the cities and enjoy the quiet and
tranquil setting.
We recently received preliminary township approval that will
allow us to move forward on the Antrim Dells Planned Unit
Development Site Plan. The PUD will consist several
different phases. There are no strict rules as to which
phase will come first, but our thoughts at this time are to
start with the three condo buildings located near the
clubhouse for the sole purpose of attracting new golfers to
Antrim Dells in the form of golf packages.
One phase of this PUD, will be three-8 unit condo buildings
(24 dwelling units) located near the clubhouse of the golf
course. Our thoughts at this time are for one building (8
condo units) to be sold outright to individual owners,
another building (8 units) will be sold as fractional share
condos, and one building (8 units) retained for golf package
rentals. These resort condos sit high on a ridge and will
have beautiful water views of Grand Traverse Bay (approx 1.5
- 2 miles away) in addition to great golf course views; just
a short walk or golf cart ride away from the Pro Shop and
Restaurant located within the clubhouse.
Another phase of this PUD will consist of 27 quadplex
buildings (108 dwelling units) located just off the county
road that goes into the golf course from U.S. 31. There is
also a neighborhood center proposed that will serve the
community.
There is also a phase of 43 "single family homes" located
near the entrance that will be overlooking a portion of the
front nine of the golf course.
In addition the above mentioned phases, there are
approximately 40 acres which we refer to as "Condo Ridge",
where there are 30 duplex buildings (60 dwelling units)
planned. "Condo Ridge" is considered to be the "Cream of the
Crop" of the entire development; sitting high on a wooded
ridge overlooking a portion of the back nine holes of the
golf course and also will offer beautiful water views of
Grand Traverse Bay.
The PUD will be serviced by a Type One Water System which
will provide the community with water and sanitation.
Totally separate from the above mentioned Planned Unit
Development that we have been approved for, is an additional
50 acres of wooded property very near the waterfront of
Grand Traverse Bay off Old Dixie Highway. This area could be
developed in many different ways and is being left open for
discussion.
There is also approximately 68 acres of property just north
of the golf course located on a county road between Grand
Traverse Bay and U.S. 31. The vision for this property is a
Senior Housing/Assisted Living Complex. We have a very
preliminary plan for 15 duplex buildings and one 115 Bed
Senior Housing Facility, with 169 Storage Units in an
outlying area that would serve both the local homeowners as
well as the assisted living community. There could be many
uses for this property; this is just one thought.
This is just a brief synopsis of our vision for the
development on and around the golf course. We are in the
process of looking at and talking to Developers and/or
Builders that may be interested in this development (in part
or as a whole). We would be happy to provide more detailed
